AI connector

RBSHome in your AI assistant

Connect your RBSHome investor account to Claude, ChatGPT or another assistant that supports MCP, and ask about Dallas and Collin County tax-delinquent property records in plain language. It reads the same data as your RBSHome map.

Connector URL
https://rbshome.com/api/mcp
  • Dallas and Collin counties

Texas public property and tax-delinquency records.

  • Read-only, plus one save

It reads records and can add a new saved filter. Nothing else changes.

  • No sale prices or contact details

No sale prices, appraisals, phone numbers or email addresses. Land values are the appraisal district’s, labelled as such.

  • Sources and dates

Property records and lead lists name their public-record sources and data dates.

What it does

RBSHome turns your assistant into a research desk for Dallas County and Collin County, Texas property and tax-delinquency records.

It can

  • Filter tax-delinquent leads by score, tier, property use, lot size, appraised value, ZIP, owner location and years delinquent, with the same results as the RBSHome map.
  • Look up a property by address, appraisal-district account number or owner of record: tax balance, years owed, tax suit, next sale date, appraised values, terrain, flood zone and weekly tax-roll history.
  • List the other Dallas and Collin properties an owner of record holds, and which of them are delinquent.
  • Show companies that bought property near a lead in the last two years, from deed dates.
  • Compare ZIP codes on lead supply and ownership transfers.
  • Give a CAD-based land-value range for a lot: the appraisal district’s land value per square foot of similar parcels in its ZIP, with how many changed hands recently. Not an appraisal.
  • Save a filter so it opens on your RBSHome map.

It never

  • Return sale prices, appraisals, ARV or offer prices. Texas does not disclose sale prices; the land-value range is appraisal-district data, not a valuation.
  • Return phone numbers or email addresses, or contact an owner.
  • Export, skip trace, buy anything or change your plan.
  • Change or delete saved filters or anything else in your account.
  • Cover counties other than Dallas and Collin.

How it works

You need an RBSHome investor account. Create one free if you don’t have one; admin accounts work too.

  1. 1

    Add RBSHome to your assistant

Use the connector directory in your app, or paste the connector URL. Setup steps for each app are below.

  2. 2

    Sign in and approve

Sign in with your RBSHome investor account. The approval page shows which app is asking, where it will return to, and exactly what it can do.

  3. 3

    Ask in plain language

The assistant picks the tools, reads the records it needs and cites them. Links in its answers open the record or list on your RBSHome map.

  4. 4

    Disconnect any time

Profile → AI connectors on RBSHome. Access stops within about a minute.

Set up

Pick your app. Every app uses the same connector URL and the same RBSHome sign-in.

Claude: web, desktop and mobile

  1. In Claude, open Customize → Connectors. If RBSHome is listed under Browse connectors, choose it and click Connect.
  2. Otherwise click Add custom connector, name it RBSHome, paste the connector URL below and add it, then click Connect.
  3. Sign in to RBSHome with your investor account and click Approve.
Connector URL
https://rbshome.com/api/mcp

A connector added on the web also works in the desktop and mobile apps. On Team and Enterprise plans, an organization Owner may need to add it first.

Claude Code

Add the server, then run /mcp, choose rbshome → Authenticate, sign in and click Approve. Keep --callback-port 8765: sign-in only returns to the exact address that registered, so a fixed port keeps it working after a restart.

Terminal
claude mcp add --transport http --callback-port 8765 rbshome https://rbshome.com/api/mcp

No browser on that machine? Create a personal access key on your RBSHome Profile → AI connectors, put it in the RBSHOME_MCP_KEY environment variable and add the server with a header instead. Keys last 90 days and you can have 5 at a time; treat one like a password.

Terminal, with a key
claude mcp add --transport http rbshome https://rbshome.com/api/mcp --header "Authorization: Bearer $RBSHOME_MCP_KEY"

ChatGPT

  1. Open Plugins in ChatGPT, find RBSHome and click Connect.
  2. Sign in to RBSHome with your investor account and click Approve.
  3. In a new chat, type @ and pick RBSHome, or ask for RBSHome by name.

On Enterprise and Edu workspaces, an admin must enable the RBSHome plugin before members can connect it.

ChatGPT connects through the RBSHome plugin once it is listed. Adding RBSHome by URL (Plugins → + → Add custom MCP server) is for developers: ChatGPT may ask for OpenID sign-in, which RBSHome doesn’t give AI apps, and the approval page then offers only Deny. It works only if you can set the OAuth scope to email in the server’s authentication settings.

Other MCP apps

Any app that connects to remote MCP servers over Streamable HTTP with OAuth sign-in can use RBSHome. Give it the connector URL; it finds the sign-in page by itself. Use the URL exactly as shown: no www and no slash at the end.

Tools

The assistant chooses among these tools by itself; you don’t need to name them. Each description below is exactly what the assistant reads.

  • Filter RBSHome leads

    Read-only
    filter_properties

Find tax-delinquent property leads in Dallas County or Collin County, Texas that match a buy box (score, tier, property use, lot size, appraised value, ZIP, owner location, years delinquent and more), using the same filter as the RBSHome map. Call with count_only=true first to size the list, then page through results (25 per page by default, up to 1,000 rows per filter). Each row has a lead_id for get_property and a url that opens it in RBSHome. Call list_filter_fields before using attrs. Returns no sale prices, valuations, phone numbers or emails. Rows count toward a daily row limit. Read-only.

  • Get RBSHome property details

    Read-only
    get_property

Get one Dallas County or Collin County, Texas property by lead_id (County:account) or by county plus account: location, owner of record and mailing address, tax-delinquency status (balance, years, tax suit, next sale date), appraisal-district values and data sources with dates. Optional sections: terrain (slope and flood), history (weekly tax-roll changes), links (county record and free map links), outline (parcel boundary), my_research (structured property facts the user saved in RBSHome, such as beds, year built and occupancy; their notes and free-text fields are only counted and stay in RBSHome). Returns no sale prices, valuations, phone numbers or emails. Read-only.

  • Search RBSHome by address or owner

    Read-only
    search_properties

Turn a street address, appraisal-district account number, lead ID (County:account) or owner-of-record name into RBSHome lead_ids, with tier and score where a match is a lead. Address mode searches Dallas and Collin counties; owner mode needs a county and at least 3 letters of a name. Returns up to 25 matches; use get_property for the full record. Dallas County and Collin County, Texas only. Read-only.

  • Find an owner's other properties

    Read-only
    find_owner_portfolio

Given one property's lead_id, list the other Dallas County and Collin County properties held by the same owner of record, which of them are tax-delinquent leads, and their balances. Up to 100 properties. Public appraisal-district records only. Read-only.

  • Recent entity buyers near a property

    Read-only
    find_recent_buyers

List companies and other entities that bought property within 0.5 miles of a Dallas or Collin County lead in the last 24 months, using county appraisal-district deed dates, ranked by how many Dallas and Collin County purchases they made in that period and then by nearby purchases, with up to 3 recent purchases each. 25 buyers per page; pass page for the next ones (total and has_more say how many there are). Individual buyers are left out. The data cannot show whether a purchase was cash and has no prices. Read-only.

  • ZIP-level lead supply and transfers

    Read-only
    get_market_stats

Rank ZIP codes in Dallas County or Collin County, Texas by tax-delinquent lead supply (all tiers and Tier A) next to how many parcels changed owners in the last 3, 6, 12 and 24 months and the share bought by entities, absentee and out-of-state buyers. Texas does not disclose sale prices, so there are no prices, days on market or sell-through rates. Read-only.

  • List RBSHome filter fields

    Read-only
    list_filter_fields

List the filters filter_properties accepts: core fields with their allowed values, and attribute filters (for example road frontage, flood zone, slope, zoning) with units, ranges, per-county coverage and data dates. Call this before using attrs; never guess a field key. Pass section for full details on one group. Read-only.

  • List my saved filters

    Read-only
    list_saved_filters

List the filters the user saved in RBSHome (up to 50) with a plain-language summary and a map link. With with_counts=true, adds the current lead count for up to 10 of them. Pass an id as saved_filter_id to filter_properties to run one. Read-only.

  • Save a filter to RBSHome

    Saves to your account
    save_filter

Save a buy box as a new named filter in the user's RBSHome account so it appears on the RBSHome map. Creates a new saved filter only; never changes or deletes existing ones. Fails if the name is already used. Up to 20 saves per day.

  • Check RBSHome connector limits

    Read-only
    get_usage

Show how much of today's RBSHome connector allowance the user has used (calls, lead rows, property lookups, saves), the limits, when they reset, and how current the data is. Call it when the user asks or before a task that needs more than 10 calls; other tools report their own limits. Read-only.

  • Get RBSHome property record

    Read-only
    fetch

Get the full public-record summary for one property id returned by search or other RBSHome tools: location, owner of record, tax-delinquency status, appraisal values and data sources with dates. Dallas County and Collin County, Texas only. No sale prices or valuations. Read-only.

  • Likely buyers for a property

    Read-only
    find_likely_buyers

Rank the companies most likely to buy a Dallas County or Collin County, Texas lead, for an investor looking for someone to sell or wholesale it to. Each buyer is scored 0 to 100 on its last 27 months of appraisal-district deed dates: purchases in the lead's ZIP code, the kind of property it buys, lot size, whether it builds after buying, and how active and recent it is, with a one-line reason, mailing city and state, and portfolio_lead_ids for find_owner_portfolio. Up to 25 buyers per page, rebuilt weekly; pass page for the next ones (total and has_more say how many there are). Individual buyers are counted, not named. These are not confirmed buyers or offers, and there are no prices. Read-only.

  • CAD-based land-value range

    Read-only
    estimate_lot_value

Estimate a land-value range for one Dallas County or Collin County, Texas parcel from appraisal-district (CAD) land values: the subject's CAD land, improvement and market values, then the land $/sqft quartiles (p25, median, p75) of comparable parcels in the same ZIP with the same land use and a lot half to twice its size, the implied low/mid/high for the subject's lot, and how many of the closest comparables changed hands in the last 27 months. CAD-based, not an appraisal: Texas does not disclose sale prices, so there is no sale price, market value or offer price here. Any Dallas or Collin parcel by lead_id (County:account). Counts as a property lookup. Read-only.

  • Who is behind an LLC owner

    Read-only
    find_entity_owner

For one Dallas County or Collin County, Texas property (lead_id, or county with account), look up its owner of record in the Texas Comptroller's franchise-tax registry when the owner is an LLC, corporation, partnership or trust: legal name, status, taxpayer and Secretary of State file numbers, entity type, charter date and mailing address, plus up to 25 other Dallas and Collin owning entities that share that mailing address, with their parcel counts. The result says when the owner is a person or the registry does not list the name. The registry has no officers, managers or registered agent, and there are no phone numbers or emails. Counts as a property lookup. Read-only.

  • Tax-foreclosure sale listings

    Read-only
    get_tax_sale_history

List one Dallas County or Collin County, Texas property's county tax-foreclosure sale listings (lead_id, or county with account): whether it is on a sale list now and the next sale date, then each listing's sale date, status (scheduled, awaiting a sale date, struck off and offered for resale, sold, cancelled), cause number, minimum bid, judgment, adjudged value and a link to the source notice. Dallas County from Linebarger's tax-sale listings, Collin County from the constables' sale notices, updated weekly. Bid and judgment figures come from the sale notice and are not sale prices. To find listed properties, use filter_properties with the tax_sale_listed attribute. Counts as a property lookup. Read-only.

  • Land comps for an address

    Read-only
    comps_for_address

Use when someone asks what a lot or land at a street address is worth, or for comps. Takes a Dallas County or Collin County, Texas street address (or a lead_id) and returns the parcel's appraisal-district values plus comparable same-ZIP, same-use lots: land $/sqft and $/acre quartiles, recent transfers and an implied land-value range. Texas does not disclose sale prices, so this is a CAD-based range, not an appraisal or a sale price. Includes a link to the parcel in RBSHome. Counts as a property lookup. Read-only.

  • Analyze a land deal

    Read-only
    analyze_deal

Use when someone gives an address and an asking price and asks whether it is a good deal or what to offer. Runs RBSHome's offer calculator on a Dallas or Collin County, Texas parcel: target resale (default: the CAD land-value median of comparable lots, or your resale_price) minus flag discounts (floodplain, no frontage, delinquent taxes), closing, holding and the buyer's margin gives a maximum allowable offer (MAO), an opening offer, the line-by-line math and how far the asking price is above or below the MAO. All assumptions can be overridden. Not an appraisal or advice. Counts as a property lookup. Read-only.

  • Builders for a lot

    Read-only
    find_builders_for_lot

Use when someone asks who would build on or buy a lot at a street address. Takes a Dallas County or Collin County, Texas address (or a lead_id) and ranks the builders and investor entities active in that ZIP by fit: purchases in the last 12 and 27 months, homes built after buying, portfolio size and a one-line reason. Individuals are counted, never named. Texas does not disclose prices. Includes a link to the parcel in RBSHome. Read-only.

  • Motivated sellers near an address

    Read-only
    motivated_sellers_near

Use when someone asks for motivated sellers, distressed owners or off-market leads near an address or in a ZIP. Takes a Dallas County or Collin County, Texas address, lead_id or 5-digit ZIP (with a radius of 0.1 to 1.5 miles around an address) and returns the top tax-delinquent leads by lead score, each with plain reason tags (years delinquent, taxes owed, tax suit, upcoming tax sale, multi-property owner), owner of record, and a link to the lead and to the map. Up to 25 leads; rows count toward the daily row limit. Returns no phone numbers or emails. Read-only.

  • Draft an offer letter

    Read-only
    draft_offer_letter

Use when someone asks to write or draft an offer letter for a property. Takes a Dallas County or Collin County, Texas address (or a lead_id) and an offer price, with optional earnest money, inspection and closing days, expiry, buyer name and title company, and returns the text of a one-page, non-binding letter of intent addressed to the owner of record, plus a link to the property in RBSHome, where the PDF is made by re-entering the price and terms on the Offer tab. Nothing is sent or stored. Use analyze_deal first for a price. Counts as a property lookup. Read-only.

Example prompts

These work word for word on any investor account. Run them in order: prompts 2 and 4 continue the one before.

  1. Prompt 1
“How many Tier A or B tax-delinquent vacant lots between 0.25 and 2 acres in Collin County have out-of-state owners? Show the top 25 by balance with the map link.”

    Uses Filter RBSHome leads

  2. Prompt 2 · follows prompt 1
“Save this search as 'Collin absentee lots' plus today's date so I can open it on the RBSHome map.”

Uses Save a filter to RBSHome

  3. Prompt 3
“List Dallas County leads with the nearest tax-sale dates.”

    Uses Filter RBSHome leads

  4. Prompt 4 · follows prompt 3
“What else does the owner of the first lead on that list own, and which of those are delinquent?”

Uses Find an owner's other properties

  5. Prompt 5
“Rank Collin County ZIP codes by Tier A delinquent leads next to how many parcels changed hands in the last 12 months.”

Uses ZIP-level lead supply and transfers

  6. Prompt 6
“Which of my saved filters has the most leads right now?”

    Uses List my saved filters

Guided workflows

RBSHome also ships four ready-made prompts. Apps that support server prompts or skills list them by name.

  • Property due diligence

    lead_due_diligence

A one-page brief on one property: tax status, owner of record, appraisal values, terrain and flood, the owner’s other properties and companies buying nearby, with sources.

  • Buy-box lead list

    buy_box_list

Turns your criteria into a Dallas or Collin lead list: counts it first, shows the first page with the map link, then offers to save the filter.

  • Upcoming tax sales

    upcoming_tax_sales

Leads with the nearest scheduled tax-sale dates, then your saved filters with their current counts.

  • ZIP code screen

    zip_market_screen

Ranks a county’s ZIP codes by Tier A leads and ownership transfers over the last 12 months, with the data caveats.

Data coverage and dates

Dallas County and Collin County, Texas only. The connector reads the same records as the RBSHome map, from public sources.

  • Appraisal districts

Dallas Central Appraisal District and Collin Central Appraisal District: parcels, situs addresses, owners and mailing addresses of record, property use, lot size, appraised values and the current owner’s deed date.

  • County tax offices

Delinquent balances, the tax years owed, tax suits and scheduled tax-sale dates, tracked week by week.

  • County clerks

Recorded deeds linked to a property, where RBSHome holds the clerk’s index, which add the deed type and recording date.

  • Federal map data

FEMA flood zones and USGS elevation, used for the flood and slope details on a property.

Property records and lead lists carry their sources with data dates and the time the lead data was last refreshed, so a stale figure is visibly stale. Texas is a non-disclosure state: there are no sale prices, days on market or sell-through rates, and an appraised value is the appraisal district’s figure, not a price.

Limits

Rate limits protect the shared property database so every account gets fast answers.

Connector limits per RBSHome account
LimitPer account
Tool calls per minute30
Large requests per minute (lead lists, ZIP rankings, saved-filter counts, owner-name searches)10
Tool calls per day600
Lead rows per day (lead lists, searches and owner portfolios)500
Property lookups per day (full property records)200
Saved filters per day20

Daily limits reset at midnight Central time. Counting a list uses no lead rows, and searches that find nothing don’t use your allowance. When a limit is reached, the assistant is told when to try again.

Troubleshooting

“Authorization failed” or a sign-in loop
Use exactly https://rbshome.com/api/mcp: no www and no slash at the end. A connector’s address can’t be edited, so remove it and add it again with the right URL, then connect.
“This RBSHome account doesn’t have investor access”
The connector works with investor accounts. Sign in with one, or create a free investor account, then disconnect and connect again.
“This app asked for more access than RBSHome gives AI apps.”
The app asked for more than your email address and lasting access, usually OpenID sign-in. Click Deny. In ChatGPT, connect the listed RBSHome plugin instead of adding RBSHome by URL, or set the server’s OAuth scope to email.
RATE_LIMITED or DAILY_LIMIT
You reached one of the limits below. The message says when to try again; daily limits reset at midnight Central time. Ask the assistant to check your RBSHome limits to see today’s totals.
Claude Code won’t sign in
Run /mcp, choose rbshome → Authenticate, and keep --callback-port 8765 in the add command. On a machine without a browser, use a personal access key instead (see Set up).
“RBSHome covers Dallas County and Collin County, Texas only”
Other counties aren’t covered. Ask about a Dallas or Collin County property, ZIP code or owner.
How current is this?
Property records and lead lists carry their sources with their data dates, plus the time the lead data was last refreshed. Ask the assistant to show them.
The answer included a price or value
RBSHome never returns sale prices, appraisals or offer prices: Texas doesn’t disclose sale prices. A figure like that came from the assistant, not from RBSHome. Appraised values are the appraisal district’s, not a price, and the land-value range is a CAD-based comparison of appraisal-district land values, labelled as such.
Disconnect an app
Signing out of RBSHome doesn’t disconnect your AI apps. Open your RBSHome Profile → AI connectors and click Disconnect, or revoke a personal access key there. Access stops within about a minute. Every account can do this, with or without investor access.

Privacy

  • The assistant sends RBSHome only the requests it makes for you, such as a county, a search or a filter. RBSHome never receives your chats, files or the assistant’s memory.
  • Results are public records: property addresses, owner names and mailing addresses of record, tax balances and deed dates. Never phone numbers or email addresses.
  • The assistant’s provider receives those results and handles them under its own privacy policy.
  • RBSHome logs each request, with search text replaced by a fingerprint, to enforce limits and fix problems, and deletes the log after 90 days.
